1. Water and Plumbing Emergencies
Burst pipes or major leaks: These must be stopped immediately to prevent severe structural damage and flooding.
Sewage backups: A major health hazard that makes the property uninhabitable.
No running water: Water is essential for sanitation and basic living needs.
No hot water: This is often legally considered a habitability issue and is treated as high priority, especially in colder months.
2. Heating and Cooling (HVAC)
No heat in cold weather: If outside temperatures drop to freezing levels, a lack of heat is a severe health risk and a legal liability.
No air conditioning in extreme heat: In regions experiencing dangerous heatwaves, a broken AC unit can be life-threatening and is treated as an emergency.
3. Electrical and Gas Issues
Smell of gas or suspected gas leak: Tenants should immediately evacuate and call the utility company, but the landlord must treat the underlying fix as a top priority.
Exposed, sparking, or smoking wires: Poses a high risk of electrical fire or electrocution.
Total loss of power: If the outage is isolated to the specific unit or building (and not a general utility company outage).
4. Security and Safety Risks
Broken locks on exterior doors or ground-floor windows: Compromises the tenant's physical safety and leaves the property vulnerable.
Malfunctioning smoke or carbon monoxide detectors: Poses a direct and immediate threat to life.
Smashed exterior windows: Leaves the property exposed to weather damage and security breaches.
5. Structural and Environmental Hazards
Active roof leaks: Needs immediate mitigation (like tarping) to prevent water from destroying the ceiling, walls, and tenant property.
Fire damage: Even if the fire is put out, the property must be immediately assessed for structural safety and habitability.
